About Me

Rajan Mehta is an Auckland-based independent investment property specialist, no franchise, no agency overhead, no conflict of interest. After twelve years in the Auckland market with two of the city’s largest real estate franchises, Rajan made a deliberate choice to operate independently: to give buyers the advice that’s actually right for them, not advice shaped by a company’s listing targets or preferred developer relationships.

His focus is residential investment property in Auckland, apartments, townhouses, new builds, and off-plan releases, with a particular emphasis on APAC buyers navigating the New Zealand market for the first time or expanding an existing ANZ portfolio. Rajan’s Indian background and fluency in Hindi and English means he works directly with a significant portion of AsetraX’s Indian buyer segment without language friction or cultural translation required.

He has guided buyers from India, Singapore, and Malaysia through Auckland purchases at every price point, from a first investment apartment in New Lynn at $550,000 to a multi-unit new build acquisition in Hobsonville Point at $3.2M. His value is in the analysis before the purchase: yield modelling, Healthy Homes compliance assessment, body corporate review, title structure, and a frank conversation about which Auckland suburbs are genuinely undervalued versus which ones are being marketed that way.

Rajan operates without a buyer’s agency fee structure, he is compensated through vendor commissions on listings he introduces, the same model as any licensed agent, which means his services cost the buyer nothing. He is fully licensed under the Real Estate Agents Act 2008 and is a member of the Real Estate Institute of New Zealand (REINZ).

I'd spoken to three franchise agents before I found Rajan, and the difference was immediate. He told me which Auckland suburbs I should avoid and why, not just what was available on his company's listing board. His knowledge of yield, Healthy Homes compliance, and body corporate risk was detailed and practical. As an Indian buyer based in Singapore, I also appreciated that he could speak to me directly in Hindi when the nuance mattered. He found me a Hobsonville Point townhouse that has outperformed every yield estimate he gave me at purchase. I won't use anyone else for my next NZ acquisition.
