Hobsonville Point ticks every box for a Singapore-based investor at this price point. Foreign Buyer Eligible status, school zone tenancy stability, and a 5.1% gross yield that holds up under realistic occupancy assumptions. The two-level townhouse format is also far easier to manage remotely than older apartment stock. This would be near the top of my shortlist for a first NZ purchase.
